I was able to install and launch the app Xvideos even with the parental control set to ON. I'm aware that the xvideos app doesn't load and play any video right now. However, if it would be functional in the near future, how could this app (or any other app) be locked? I don't see any option to lock any app. It would be nice if an option to lock an app is available just like in AVOV.

Just uninstall now and then, reinstall when its functional in the future.

It would be really nice if the Dreamlink team could add an option to lock an app in the next firmware upgrade. Adult channels could be locked in the Live TV but not in the installed apps.

Maybe. They do read the suggestions here.
A new update is coming soon.
